The proposals include 36 much-needed new homes including 50% affordable provision.
All of the new homes will be accessed via the same entrance, on Wootton Street, irrespective of the tenure. The proposals include a mix of 1,2 and 3 bedroom properties.
11 of the new flats will be at council-level rents. Of these, there will be 3 one-bed, 3 two-bed and 4 3-bed flats.
6 of the new flats will be available on a shared ownership basis, with 3 one-bed and 3 two-bed flats in this category.
Finally, 19 of the flats will be for sale, with 10 one-bed and 10 two-bed flats available.
When measured by the number of habitable rooms in each category - as Lambeth Council's policy requires us to do - 50% of the new homes will be affordable. All flats will be designed to the same high standards.
Four of the new homes will be wheelchair accessible.
The proposal aims for maximising the number of dual aspect properties. 81% of the properties have dual aspect regardless of tenure and mix.
The 11 single aspect flats are all 1 bed flats and are located on the lower floors. They are highlighted on the 3D massing and typical floor plan below:
- 7 are located on the first seven floors of Block B and are north east facing (on the upper floors this flat type will benefit from secondary windows to the south).
- 4 are located on the first four floors of Block A and are south facing with the benefit of secondary window to the balcony (on the upper floors this flat type will have a window to the western wall).
